When an alarm system, sprinkler or detection is impaired, the building does not stop being occupied and the risk does not pause. A fire watch replaces the missing system with people: trained personnel patrolling agreed routes, watching for signs of fire, and raising the alarm the moment something is found.

When You Need Cover

When a Fire Watch Is Needed — and What Stays With You

Fire watch is usually triggered by one of two situations. It is worth being equally clear about where AGS's part ends, because that is where most suppliers are vague.

Systems Temporarily Out of Service

A fire alarm, detection system or sprinkler installation is impaired — through failure, planned works, refurbishment or an upgrade. The building is still in use, so the detection the system provided has to come from somewhere. Trained personnel on agreed patrol routes provide it until the system is signed back into service.

Vacant and Void Buildings

Empty property is a distinct fire risk: systems switched off, nobody present, and arson a recognised threat to buildings awaiting demolition, sale or refurbishment. Fire watch checks are often required alongside the security patrols an insurer already expects on a void building.

What Remains Your Responsibility

Under fire safety law the duty sits with your organisation's responsible person, and engaging a fire watch does not transfer it. AGS supplies trained personnel, patrols and records, and can arrange a fire risk assessment through a competent assessor. We do not service fire equipment or sign systems back into service.

Waking Watch

Waking Watch for Residential Buildings

Waking watch is the term used when an occupied residential building needs continuous on-site fire cover, usually while a fire safety defect is being put right. The discipline is the same as a fire watch. What changes is that people are living in the building, the cover runs to that building’s own evacuation strategy, and it is instructed by the responsible person rather than a site manager.

What a Waking Watch Covers

Continuous patrols of floors, corridors, stairwells and external areas on an agreed route and frequency. Escape routes, fire doors and communal areas are checked on every circuit. Where a fire is found, the priority is always alerting occupants and the fire service and initiating the evacuation plan set for that building. Every patrol is logged, and the record is available to the responsible person.

When a Building Needs One

A waking watch is normally introduced where a residential building is operating under a simultaneous evacuation strategy because a fire safety defect has been identified, and it is usually held in place as an interim measure until a common alarm system is installed or the defect is resolved. The instruction typically comes from the freeholder, the managing agent or the building’s responsible person.

How the Cover Is Set Up

AGS has provided waking watch cover on four residential buildings in Birmingham, delivered by AGS officers under a subcontract. Before cover begins, teams are briefed on that specific building, roles are defined and written assignment instructions issued, and checks are recorded against a fire safety checklist covering building protocols, reporting, response to a fire situation and escalation. AGS does not set the building’s fire strategy, and the duties of the responsible person under the Fire Safety Order stay exactly where they are.

Does a fire watch transfer my legal responsibilities?
No. Under fire safety law the duty rests with your organisation's responsible person, and engaging a fire watch supports that duty rather than removing it. We are clear about this at the outset, because a supplier who implies otherwise is not doing you a favour. Where a building is complex or the impairment is prolonged, take your own advice.
Can AGS carry out a fire risk assessment?
Yes — we can arrange a fire risk assessment through a competent assessor. It is a separate piece of work from the fire watch itself, and it is not something a marshal on patrol performs as part of a shift.
How quickly can fire watch cover start?
Often the same day, because impairments rarely give notice. Speak to us directly rather than using the form if cover is needed tonight. We will tell you honestly what is achievable for your building and hours rather than agreeing and hoping.
How often will personnel patrol the building?
That is agreed for your building and written into the assignment instructions. Frequency depends on the size and layout of the premises, what is impaired, how the building is occupied and what your insurer or fire safety adviser has specified.
Will I get a record of the fire watch?
Yes. Patrol times and observations are recorded in a written fire watch log. This is usually the document an insurer or inspector asks for, so it matters that it exists and is legible.
Do you provide fire watch for vacant and empty buildings?
Yes. Void property is one of the two main reasons clients come to us for fire cover. Systems are usually switched off, nobody is present, and arson is a recognised risk on buildings awaiting demolition, sale or refurbishment. It is often combined with vacant property security.
Do your marshals use fire extinguishers?
Only where it is safe and appropriate to do so on a very small fire, and never instead of raising the alarm. The priority is always alerting occupants and the fire service. Fire marshals are not firefighters and we would not present them as such.
Do you service fire alarms or extinguishers?
No. We supply people, not equipment maintenance. Marshals will check visually that extinguishers, call points and signage are present and unobstructed, but servicing, testing and signing a system back into service stay with your fire equipment contractor.
Can fire watch be combined with security officers?
Yes, and it commonly is. On a vacant building or a site under refurbishment, the same requirement often covers both fire risk and intrusion. Where the role includes licensable security activity, officers hold the appropriate SIA licence for it.
What information do you need to quote?
